Awfis, India’s largest home-grown flex workspace provider, has partnered with UNext, a next generation online learning organisation focused on the higher education ecosystem. As part of this partnership, Awfis has leased 65,000 sq ft. and 900+ seats to UNext in its marquee 100th centre in Bengaluru. Knight Frank was the sole consultant partner for the transaction.
Awfis brought its expertise of catering to highly specialised and customized requirements of companies and made pioneering design innovations for UNext’s new office in Lido Mall, Bengaluru. Awfis’ Lido Mall center, also known as ‘Awfis One’ is strategically located at Bengaluru’s prominent CBD, MG Road and offers Grade-A infrastructure and unmatched amenities. The extraordinary provisions of the building include exceptional arrival experience, dedicated in-house studio and phygital collaboration setups across the workspace.

Awfis leases 85,000 sqft space in Noida

Awfis, a flexible workspace provider, has leased 85,000 sqft space in River Side Tower, sector 125, Noida. The centre will have over 1500 seats and is expected to go live by end of March 2022, the company said in a media release.

Currently Awfis has 11 coworking centres in the Delhi-NCR region and the company plans to open 10-15 more centres in the market the by end of 2022.

Amit Ramani, CEO & Founder of the company said, “We are delighted to partner with River Side Tower to open this new workspace in Noida. The sharp recovery and the growing demand for flex workspaces from this region inspired us to continue to create grade-A flex workspaces, so as to facilitate businesses of all size in the market. We are confident that this trend will continue to grow and even the most traditional companies will see merit in setting up hub & spoke offices to help people work in close proximity to their homes allowing them to spend lesser time in commuting.”

The company claims to have launched over 50 centres with 30,000 seats and entered three new markets in the past 15 months.

Awfis plans to open 200 centres across the country by the end of 2022. It currently has 121 centres with 70,000 seats across 14 cities.

1. 3 months into the pandemic, organizations have transformed work policies, both for a temporary and permanent change.

2. Occupiers are looking at reducing costs, flexibility in lock in periods, extension on lease etc.

3. Health and wellness of both employees and customers continue to be top priority

4. De–densification is not required currently as organizations are working with only 10% of their total workforce. The need for sustainable green projects and newer building designs will increase.

5. 5-25% of workforce will continue to be working from home, once the current situation normalizes. Coworking sector to benefit as many occupiers are demanding for greater flexibility and reduced capex spending.

6. Workspaces to focus on employee privacy and separation. Right now globally the workforce is in resiliency mode, and will continue be in this mode for some time.

8. Offices will continue to be important centres for collaboration/interaction with colleagues. Focus to be on touch free technologies at workspaces for the health and safety of the occupiers.

9. One size does not fit all. The need of the hour is Hybrid working models and integrated workspace ecosystem.

10. Employees are reluctant to return to offices, Thus there is a need to create work near home models for residential hubs especially in business districts.
